How many years should a flat roof actually last?
Decent three-layer felt gives fifteen to twenty years; EPDM rubber is commonly rated for thirty to fifty; GRP sits in the mid-twenties and upward. But those numbers all assume the water leaves the roof. A covering under a permanent puddle serves perhaps half its rating, whatever the material - which is why we bang on about falls so much.
Can you just patch mine rather than replace it?
If the roof deserves it, gladly - a single split or a failed lap on otherwise sound felt is a legitimate small repair and we do plenty of them. Where we'll be straight with you is a roof that's blistered edge to edge or ponding across half its area: patching that is buying months at the price of years, and we'd rather lose the patch job than sell it to you.
Do I need planning permission to re-cover my extension roof?
Like-for-like re-covering, no - not in Mansfield district, and not over the borders in Ashfield, Newark & Sherwood or Bolsover either. The exception on our patch is the Pleasley Park and Vale conservation area, where an Article 4 direction removes permitted development rights and even ordinary works can need an application. Raising the roof height meaningfully - say, converting to a warm roof build-up - can also engage the rules, and we'll flag it if your job does.
What's a 'warm roof' and is it worth doing?
It means putting the insulation above the deck, under the new covering, instead of between the joists below. If your flat roof is being re-covered anyway it's the natural moment: current building regulations expect insulation to be upgraded when a roof is substantially renewed, and a warm roof also cures the condensation problems cold decks suffer. It raises the roof level by the insulation's thickness, so edge details and door thresholds need thinking through - all part of the quote.
Why does my flat roof drip in cold weather when it hasn't rained?
That's condensation, not a leak - warm moist air from the kitchen or bathroom below reaching a cold deck and condensing on it, then dripping back as convincingly as any leak. It's common on older extensions with no ventilation and no vapour barrier. The fix is about airflow and insulation rather than membranes, and it costs a lot less than the re-cover people assume they need.
Will you re-cover a bay window top or a porch? It seems too small to bother you with.
