Roof Repairs In Edwinstowe
Living under the Sherwood oaks? Your gutters probably know about it.
Leaks, gutters and tree-damage repairs for the forest village, from Church Street to the Thoresby avenues
Edwinstowe sits right on the edge of Sherwood Forest, and the forest sheds onto it all year: oak leaves in autumn, catkins and seed in spring, and enough shade in between to keep north-facing slopes damp and green. Most of the roof repairs we do in Edwinstowe start in a gutter. A blocked run overflows behind the fascia, the soffit rots, and the water finds its way into a wall or a bedroom ceiling well before anyone looks up. The houses themselves split two ways. West of the High Street are the avenues built for Thoresby Colliery in the late twenties. East of it is the much older village around St Mary's.

Who does the work
Forest-edge roofs, looked after by a local man
Trees and damp make Edwinstowe roofs work harder than most, and gutters fill fast at the forest edge. Chris knows the area well. He's local, and he's been a roofer since he was a teenager, with over 20 years of experience to draw on.
He and his team won't leave a roof letting water in, however late it gets. That's what the business cares about: getting it done properly and being a roofer people can rely on.

A forest village with a pit on one side
Edwinstowe takes its name from Edwin, the Northumbrian king who died in battle in 633 and is said to have been mourned at a chapel here. St Mary's church has stood on Church Street since around 1175. Local legend says Robin Hood married Maid Marian there. The land belonged to Earl Manvers, who held out against coal until the royalties became too good to refuse. When the Bolsover Colliery Company finally began sinking Thoresby in 1925, Manvers made sure the new houses stayed on the western side of the High Street and that the mineral railway kept clear of the Birklands. Thoresby was built as the country's first all-electric colliery, so no boiler chimneys would spoil the Dukeries skyline.
The company planned 956 houses and built 497, three-bedroom semis and short rows in a grid much like Clipstone's, though cleaner in style, without the pantiles or street-facing gables. Thoresby outlasted every other deep pit in Nottinghamshire and closed in July 2015, and its site is now being built over as Thoresby Vale. In October 2023 Storm Babet sent the River Maun over its banks and homes on Mill Lane were evacuated, and the village hall became an evacuation hub. Flood water comes up from the ground, not down through the roof, but three days of heavy rain is also the surest way to find a gutter that can't keep up.
The roof repairs Edwinstowe needs most
Guttering
Gutters under the forest canopy fill faster than anywhere else on our patch. We clear them, then check the fall, the joints and where the downpipe discharges, because a slow Edwinstowe gutter usually has a settled bracket or a silted gully, not just leaves.

Roof Leak Repairs
Damp north slopes grow moss that lifts tiles and holds water against the laps. We find the actual entry point from the loft, fix it, and tell you whether the moss needs dealing with or whether it's just cosmetic.

Storm Damage Repairs
Big trees and houses close together mean the occasional falling branch. If a limb has cracked tiles or bent a gutter on your Edwinstowe roof, we'll make it watertight first and then give you photos and a report your insurer can use.

Roofing next to Sherwood Forest takes some local knowledge
Shade, leaf fall and a river that rises fast. None of it is exotic, but a roofer who doesn't allow for it will be back in a year.
Gutters sized for the volume
Some Thoresby-era gutters were never generous, and later replacements often weren't either. Where a run overflows every heavy shower, we'll suggest a deeper profile or an extra downpipe instead of clearing it every few weeks.
Moss assessed, not panic-sold
A green roof under oak trees is normal in Edwinstowe. We remove moss where it's lifting tiles or blocking gutters, and tell you plainly when it's harmless. Nobody needs a coating sold to them on the doorstep.
Rot spotted at the eaves
Overflowing gutters soak fascias and soffits from behind. We probe the timber when we survey, so a rotten board gets mentioned before it lets birds or water into the roof space.
Conservation area awareness
Older houses around Church Street and the High Street sit in Edwinstowe's conservation area. We match materials there and tell you up front if anything you want changed should go past the council first.
Tree work coordinated
If an overhanging branch is the cause, the roof repair alone won't hold. We'll say so. Some trees here may carry preservation orders, so check with the council before anyone cuts.
"On Edwinstowe surveys we find blocked or overflowing gutters far more often than broken tiles, and they're behind most of the damp we're called out to."

How a Edwinstowe roof repair runs
First contact
Phone, or use the form. Tell us roughly where the problem is and when it shows up. A rough description is all we need at this stage.
Survey, roof and loft
Gutters and outlets first, since that's where Edwinstowe roofs usually go wrong, then the slopes, the moss and the eaves timber. Inside the loft we look for damp felt and tide marks on the rafters near the shaded side. You get photos of all of it.
The findings, with photos
We show you photos of what we found and explain what failed first and what follows if it's left. Then we say whether it's urgent.
A price that holds
One written figure, broken into lines. Access costs are listed separately, so you can tell how much of the price is scaffolding.
Doing the work
We clear and flush the gutters and reset any brackets that have dropped, then replace or refix damaged tiles and treat moss only where it's doing harm. Rotten fascia or soffit boards come out and new ones go in. Debris is bagged so it doesn't end up in your garden or the drains.
Handover
You get photos of the finished repair, the debris goes away with us, and the 10 year written guarantee is yours before the van leaves Edwinstowe.
Ten years, in writing, before we leave the drive
Every roofer in Nottinghamshire will tell you their work is guaranteed. Ask to see the paper and the conversation often changes. Ours doesn't: work booked through Roof Repairs Mansfield carries a 10 year workmanship guarantee as a physical document, dated, signed and handed over with the completion photos - not a line in an email you'll never find again. Materials sit on top of that with their manufacturers' own cover, which differs product to product, so your paperwork names the cover that actually applies to your job.
A guarantee that long only makes commercial sense if repairs are done in a way that doesn't invite a return visit. Around Mansfield that means respecting what the housing actually is: coverings and fixings from the colliery era that fail as systems, not as single tiles, and mortar that has been quietly powdering since the pits shut. So failed material gets stripped back to something sound before new goes on, mortar gets matched to the age of the brick, and anything we can't make right on the day gets said out loud rather than covered over.
The blunt version: if water we were paid to stop finds its way back through our work inside 10 years, we return and put it right at our own cost. That promise has to be cheap to honour - and it is, because of how the work gets done the first time.

What to do in Edwinstowe
You don't come to Edwinstowe for the shops. You come for very old trees and very old stone, and there's a lot of both within walking distance.
The Major Oak and Sherwood Forest
The forest's best-known tree stands in the Birklands, a short walk north of the village, and is thought to be somewhere between 800 and 1,000 years old. The RSPB runs the Sherwood Forest visitor centre on the edge of Edwinstowe, which opened in 2018, with way-marked trails out through the ancient oaks.

St Mary's Church
A Grade I listed parish church on Church Street, dating from around 1175 and restored in 1869 and 1890. Tradition has it that Robin Hood and Maid Marian were married here, and plenty of visitors come for that alone. It is said to stand near where a chapel was raised for King Edwin after his death in 633.

Sherwood Forest Art & Craft Centre
Studios and small shops in the converted coach house and stables of the former Edwinstowe Hall, close to the forest. Makers sell paintings, textiles, jewellery, candles and more, often working on site, and there's a café with free parking. Opening days drop in winter, so check before you go.

Word from around the town
What homeowners across the Mansfield patch made of the work, in their own words.
"The back bedroom ceiling had a mark that came and went for two years and I'd stopped even noticing it. When Babet hit it turned into a proper leak overnight. They came out two days later, found a split flashing round the chimney - nowhere near where the stain was - and had it done in a morning. Showed me photos of the fault before and after. The quote and the invoice were the same number, which I'm told is rarer than it should be."
"Ours is one of the old colliery houses and the ridge had been shedding bits of mortar onto the path for months. I expected to be told we needed a new roof - the bloke next door had been quoted for exactly that by someone else. Instead they rebedded the ridge, refixed four tiles and told me the rest of the roof was fine for years yet. Charged a fraction of what I'd braced myself for."
"Water was streaming down the front of the house whenever it rained hard and I assumed the worst about the roof. Turned out the gutter had lost its fall and was tipping everything over the edge in one spot. They reset the brackets, sorted a joint, checked the gully at the bottom and were gone within a couple of hours. Also pointed out a slate that wants watching next year rather than fixing now - appreciated that."
"Bought a 1900s terrace near the town centre and the survey flagged the chimney. Two other firms quoted to take it down entirely. These lads went up, told me the stack itself was sound and it just needed repointing with the right mortar, new flaunching and a cap on the dead flue. Three years on the chimney breast is bone dry. Kept the chimney, saved about two grand."
"The extension roof had ponded for years and every couple of winters someone would patch it and it would come back. They were the first to explain the actual problem - no fall on the deck - and quoted to sort that rather than just laying another layer of felt over it. New rubber roof, water actually runs off it now. You get told the truth, which is worth paying for on its own."

Roof repair prices in Edwinstowe
Edwinstowe prices tend to start in the gutter. A clear and check is one of the cheapest jobs we do, while replacing a rotten fascia run or upsizing a gutter costs more but is still a modest bill compared with fixing the damp it prevents. Trees can push a price up: branches over the roof can mean extra care with ladders, or a second visit once a tree surgeon has been. Work in the conservation area may need matched materials, and that can cost a little more than standard stock.

Is my Edwinstowe house in a conservation area, and who do I ask?
Planning in Edwinstowe is handled by Newark & Sherwood District Council. The conservation area was first designated in 1970 around St Mary's and Church Street, was extended in 1989 to take in the main stretch of the High Street, and was reviewed again in 2019. The Thoresby colliery avenues to the west are outside it. Inside the boundary, like-for-like roof repairs are generally fine, but changing the covering, adding rooflights to a street-facing slope or taking down a chimney can need permission. St Mary's itself is Grade I listed. If you're unsure, ask the district council's conservation team before work starts.
Why do Edwinstowe gutters block so quickly?
Because a forest sheds onto them most of the year. Oak leaves are the obvious autumn culprit, but spring catkins, seed and twigs do just as much, and shaded roofs grow moss that washes down in clumps. In open parts of town a gutter clear every year or two is usually enough. Under mature trees in Edwinstowe, twice a year is more realistic. Gutter guards can help on some runs, though under heavy oak cover they block too, so we'll say honestly whether they're worth it for your house.
Did Storm Babet damage roofs in Edwinstowe?
Babet's worst damage here was flooding, when the Maun burst its banks in October 2023 and homes on Mill Lane were evacuated. That water came up from the river, so it was a job for flood specialists and insurers, not roofers. What the storm did show was how a long spell of heavy rain finds weak spots higher up: overflowing gutters, cracked downpipes, and old leaks that only appear when the rain keeps going for days. If you noticed a damp patch that weekend and it has dried out since, the fault is almost certainly still there.
Is moss on my roof a problem?
Sometimes. A thin green film on concrete tiles under trees is cosmetic and does little harm. Thick moss is different. It holds water against the tiles, can lift the tails of lighter ones, and breaks off in clumps that block gutters. We remove it by hand where it's doing damage and leave it where it isn't. We don't pressure-wash old tiles, because that strips their surface and shortens their life.
